Austin House Project

Project Description

Location: Kingston upon Thames
Authority: Royal Borough of Kingston upon Thames
Planning ref: 22/00973/FUL
Status: Conditions discharged

Austin House is a residential development on a constrained urban site in Kingston upon Thames. With homes and busy streets close to the boundary, the Royal Borough required robust air quality controls to be agreed before works could begin.

Liongate's Services

Liongate was appointed to clear the scheme’s air quality conditions. Our consultants carried out a site-specific dust risk assessment following IAQM methodology — mapping the sensitive receptors within 50 metres of the site boundary and scoring the risk arising from demolition, earthworks, construction and trackout.

The resulting Dust Management Plan (AQDMP) set out practical mitigation the contractor could genuinely run on site: damping down, wheel washing, sheeted loads, and a clear monitoring and complaints procedure, alongside vehicle routing that keeps construction traffic away from the most sensitive streets. The package supported the discharge of the air quality conditions, letting the project move to site without delay.
